When entering a listing into MLXchange you have the opportunity to add both Public Remarks and Agent Remarks. As we talk about many times with regards to Internet Marketing, the public remarks are very important in “selling” your product online. However, there are guidelines that you must abide by when you’re listing your property.
Following these guidelines will allow you to stay within the CTMLS rules and regulations while still making a great case for your listing online.
Public Remarks and Public Additional Remarks should be used for:
Describing the property only, what you cannot see from the pictures. “Recently refinished floors, fresh paint, new roof, new carpet……etc.” People viewing the listing online can see it is a colonial or cape, they can see professional landscaping, or wooded lot…
Public Remarks and Public Additional Remarks should NOT be used for:
Describing buyers: Great family home, Lots of space for extended family, Great neighborhood for young executives, Large back yard for children, etc….
Catch words: Such as “Exclusive” neighborhood or “Upscale” should not be used.
Schools: Leave that for the buyer to research. Not all buyers want school information. The problem is not with the school information itself but with what is said around the presentation of that information. It is possible for the remarks to be used in a way that would create a fair housing problem.
Contact information in any form: Including but not limited to, names; brokers, agents, builders, architects, designers, banks, sellers, landlords, renters, town, etc.
Commission statements or information
Websites of any kind
Virtual tours (branded or unbranded)
Using the public remarks in the proper way will help you to stay within our guidelines and also help drive traffic to your listings and ultimately lead to more interest in your property.
