		<description><![CDATA[Every day when you fire up the Interwebs and read about the latest trend in social media or web marketing you may become overwhelmed with how much it really takes to get your website noticed and in turn get more clients. It&#8217;s a stressful thing for me and that is my ONE job, Internet Marketing, I can only imagine how much stress it adds to your day. Then I got to thinking about it and realized that there are really only seven things that every good internet marketer does to get noticed and drive business online. They are not seven small things and they take a considerable amount of time to accomplish, but when done right they can be the key driving more traffic and ultimately more leads to your business. So put down that Instagram app. Stop tweeting. Start doing the things that will actually get you noticed online and turn into business for your company. 1.) Search Engine Optimization: If you forget everything else you read in this blog post&#8230;DON&#8217;T FORGET #1. Search Engine Optimization (SEO) is the critical piece to your Internet Marketing efforts. It takes time, it is not easy, but when done right it can drive traffic like you wouldn&#8217;t believe. How important is it? Consider that the #1 search result on Google gets 70% of all clicks. That means if you are #1 you will get 70% of all people who are searching for your expertise coming to your website. Now THAT&#8217;S important. If you don&#8217;t have time to learn about SEO or you just plain don&#8217;t want to, don&#8217;t ignore it, hire someone. It&#8217;s that important. Consider this your advertising budget. 2.) Blogging: This goes hand in hand with SEO. Blogging is a great way to create optimized content for your website which will in turn help with getting your website seen and displayed in the top of the search results pages. This is a critical piece to your internet marketing efforts as well. In fact, you&#8217;re reading our blog right now&#8230;how did you find us? Were we #1 on Google? Again, a blog takes time, so if you can&#8217;t dedicate yourself to it, hire someone. It&#8217;s that important. 3.) E-mail marketing: Ok ok, before you get all web 2.0 on me and say that e-mail marketing is dead, let&#8217;s think about this for a second. What was the first or second thing you did this morning when you woke up? If you said, checked my e-mail, you just proved my point. E-mail marketing is not dead, it is a very valuable tool to use to reach out to potential/past clients. 4.) Facebook: The dreaded FACEBOOK. Everybody is concerned about privacy with Facebook. Everyone is bemoaning all the nonsense they read on Facebook. Yet, everyone is using Facebook. In fact, 1 BILLION people and counting are using Facebook. If you&#8217;re business is not on Facebook you are missing out in a big way. 5.) YouTube: Have you ever once viewed one of our CTMLS videos on YouTube? It&#8217;s been a valuable tool for us to help train you on our systems. However, it goes WAY beyond that. YouTube is the second largest search engine on the web. If you&#8217;re not using it, you&#8217;re missing out on a tremendous opportunity to reach potential clients and bring them in to your business. 6.) Podcasting: You won&#8217;t find many Internet Marketing &#8220;gurus&#8221; telling you to spend any amount of time telling you to produce audio podcasts, but my background is in radio and I am a true believer in the fact that you can create great content for potential clients to find and listen to while driving around your community. Maybe you could create a walking tour of your town. Get creative and this could really work for you. 7.) You: You are a major part of your company&#8217;s Internet Marketing efforts. Even if you pay someone to help you with it you must have major input and be the driving force behind it. Remember you are the local expert and that needs to translate 100% online. 		<description><![CDATA[How did you measure interest in your Connecticut real estate listings 10 years ago? Did you take an ad out in the newspaper and hope your phone would ring? Did you have an open house with a sign and some balloons and count the number of cookies that were gone from the plate after the two hours were up? In days gone by your options for measuring interest in your properties was very limited. Now with over 90% of all home buyers starting their search for properties online the possibilities are endless. Over the next few months, CTMLS will be rolling out a program called Listings 360 Insight. This program will give you the opportunity to measure how much traffic your listings are getting, whether or not the traffic your listings is getting happens to be directly related to the price and you&#8217;ll be able to do some A/B testing for paid advertising on sites like Zillow and Trulia to name just a few. Why is this so important? Whenever I talk to people about Internet Marketing the first thing I ask them is are you measuring the traffic your website (or listings) are getting, inevitably the answer is no. I, trying to hide my stunned face, ask why they are not measuring traffic. Usually the answer is something to the affect of, it never occurred to me or I don&#8217;t know how. Agents and brokers can spend anywhere from a couple of hundred dollars to a tens of thousands of dollars on their websites. They spend countless hours perfecting the look and feel of the site. They might write a blog. They might integrate IDX search which could run them even more money. Yet, they don&#8217;t take the time to measure traffic to their site and/or listings. Not measuring traffic to your site is like giving someone $10,000 to market your property and never asking them what they spent that money on or what kind of results they got, you wouldn&#8217;t do it. The good news is, integrating anayltics is actually fairly straight forward. Google offers a very powerful and free program that will measure site traffic for you. While their program will not measure listings specifically, it will give you a general idea of how many people are coming to your site and what they are doing when they get there. It&#8217;s a critical piece to your online marketing efforts. Once Listings 360 Insights is up and running you&#8217;ll be able to measure specific listings and how they are doing on sites that are out of your control (i.e. Zillow, Trulia, etc.) This will give you the ability to truly measure how your listings are doing and test out ways to improve their visibility online. 		<description><![CDATA[If you&#8217;ve talked to me for any length of time you know that I am a HUGE proponent of blogging. There are so many reasons that blogging is good for your website and ultimately for your business that I could do a whole month worth of posts about it. For the purposes of this post I am going to assume that you agree with me and that you&#8217;ve already started blogging. If you haven&#8217;t already started blogging, might I suggest you start&#8230;and QUICKLY!! Assuming you already have a blog started there are some common things that most bloggers are (or aren&#8217;t) doing that are holding their blog back from being an astounding success. These are things that you can do to help bring more people in to the fold and start to build your community. If you follow all five of these things you will be spending maybe an additional five to ten minutes on your blog each time you write post and if that leads to 10 additional readers, won&#8217;t that be worth it? Start with these five things and then get creative with additional steps you can take the take your blog to the next level. 1.) Use better images: Many bloggers (myself included) are guilty of making the post image an after-thought. The image might not matter too much in search results, but it certainly will matter if your post gets shared on social networks. These images are the first thing that prospective readers will see and if they don&#8217;t capture the attention, you might lose someone. 2.) Be more consistent: Consistency is a critical piece of blogging. There are a couple of reasons for this. First, the more content you create the more likely you are going to be found in search results. Secondly, the more consistent you are, your readers will know what to expect and when to expect it which will make them more likely to come back and read your most recent posts. 3.) Incorporate Keywords: If you&#8217;re blogging you already know the importance of a blog to Search Engine Optimization (SEO), but did you know that it will have virtually no impact on your SEO if you&#8217;re not including keyword phrases in your posts? 4.) Add a search box: You&#8217;ll notice to the right of this post that there is a search box in which you can search for any past post we&#8217;ve every written on this site. This is a convenient and easy way for people to find past information that you have provided. 5.) Add related posts: Whichever blogging platform you are using, there are plugins that will allow you to add related posts below the current post. You&#8217;ll notice below this post you&#8217;ll see &#8220;More Reading&#8221; this is another way to promote related posts and drive your visitors around your site, keeping them on the site longer and viewing more of your content. 		<description><![CDATA[Remember when you playing video games meant an 8-bit character running in one dimension across your screen in an attempt to collect coins? Video games have advanced well past that today to be a virtual reality world that immerses the player in the game. Today&#8217;s games are not only realistic, they are also BIG BUSINESS. Video games are also not just reserved for the home theater system anymore. Increasingly larger swaths of the population on participating in online gaming across a wide-variety of platforms, most notably Facebook. Facebook games are an exploding business that are drawing in all kinds of businesses to not only develop and maintain these virtual worlds, but also to sell advertising in them. That&#8217;s right, it&#8217;s a unique way to gain eyeballs for your brand. Consider the recent example of Century 21 who touched their toes into the warm waters of Facebook gaming. After their recent advertising campaign the company saw a 225% increase in their Facebook likes. In this one case study, there is overwhelming evidence that advertising in video game platforms is not just a niche, fun, new advertising vehicle, it is proof positive that it works. 		<description><![CDATA[Put yourself in the big red clown shoes of Ronald McDonald for a moment. You&#8217;re the face of a fifty plus year old company that has sold literally billions of cheeseburgers worldwide. Your brand is recognized not only in the United States but across every country and continent in the world. Bottom line, people know who you are and what you&#8217;re all about. McDonalds owns literally dozens of domain names, even though people know their brand inside and out. Did you know you could find out about jobs available at mcstate.com? Now take those big red shoes off your feet and think about this in context with your Connecticut real estate business. You&#8217;re a local brand that may be known in your community, but your reach probably doesn&#8217;t extend out much further than that, but you&#8217;d like it to. You&#8217;ve served maybe a hundred clients versus millions. How many domain names should you own? Conventional wisdom might be that you should only own one and that has been the thinking for many years, but take a step back and think about the likelihood of people finding that one domain among the millions of websites that exist online. Do you think it&#8217;s likely that they are going to be able to track you down? Probably not. So, make it easier for them. I would recommend registering the following domain names. 1.) Your business name: This is the one you hopefully already own. You will print this domain on your business cards and link to it from your social media profiles. Think of this domain as your flagship. 2.) Your business name mis-spelled: Unless you own and operate Smith Real Estate, it&#8217;s likely that a potential client will misspell your domain name, so this is a good back up in case that happens. There might be more than one common misspelling of your business name, so register all that might apply and point them all to the correct spelling of your business name. 3.) Your name: Real estate is a personal business and often your business name is similar to your actual name, so you may think that it&#8217;s enough to own just your business name domain, but you should really own your full name as well. So, if you run Thompson Real Estate and your name is Sue Thompson, consider buying suethompson.com. 4.) A domain specific to your area: It&#8217;s not likely that someone looking for a REALTOR® in your area is going to end up typing your name into Google. The more likely scenario is that they will search for the town/state that you service. Therefore, you should own that domain. Let&#8217;s say you specialize in Glastonbury, you might want to register a domain such as http://www.glastonburycthomesforsale.com. Search engines give instant credit to domains that explicitly say what they are all about. 5.) An emotional domain: What the heck is an emotional domain? This is a domain that specifically speaks to a persons emotions and will be incredibly helpful when you&#8217;re doing marketing, as marketing is all about striking an emotional chord with someone. I love this example of touching emotions in marketing. In your case, let&#8217;s say you specialize in first time buyers, most are excited about the prospect of buying their first home so you could register the domain brimmingwithexcitement.com and build a marketing campaign around that concept. Domain names are inexpensive and they are a great way to make sure you have all of the markets that you are targeting tied up online. The first three domains in this list should all point to the same site. The last two, you should consider developing a new site that targets this specific sub-set of searcher. 		<description><![CDATA[It&#8217;s coming, a historic storm that could present some similar outcomes to Hurricane Irene and is drawing comparisons to centuries old storms. Hurricane Sandy is set to make landfall somewhere between New Jersey and Connecticut and with the prospect of a huge storm it&#8217;s always my plan to hunker down and ride out the storm in the comfort of my own home. If you&#8217;re like me, then you probably already have your plans laid out for the weekend, but this doesn&#8217;t mean that you can&#8217;t continue to work on your Internet Marketing while you&#8217;re buried under a blanket, in fact, that would be a perfect time to focus on some of the things that you know are important but that you just haven&#8217;t had time to do. Grab your iPad or your laptop this weekend and start checking off these items from your to-do list and you&#8217;ll be in a strong position to jump start your internet marketing post-Frankenstorm. 1.) Research keywords for Search Engine Optimization (SEO): Start here. Not sure what SEO is or how to get started? Review this resource. 2.) Start your blog: Blogging is a critical piece to your Internet Marketing efforts, but it&#8217;s often one of the last things that REALTORS® do. Change that this weekend. 3.) Delete any stale and unused social media accounts: If you&#8217;re like me you sign up for every new social network that comes out and then it sits dormant for months with no content on it at all, this looks awful to prospective clients. These sites will get found and you will be judged by clients on what they find. It&#8217;s better for them to find nothing then to find a whole bunch of somethings with nothing on them. 4.) Update your Facebook profile: This is one you don&#8217;t want to delete, in fact, you really need to focus on it. With over 1 billion users and nearly 2 million here in Connecticut, Facebook is a key to unlocking HUGE social media potential for your business. 5.) Google yourself: Knowing what prospects will see when they Google you is important, because trust me they will Google you. If you don&#8217;t like what you see, get to work on changing it. These five things are pretty simple to do and can be done on any of your devices, so you can cuddle up, look out the window and laugh at the #Frankenstorm while it blows through and you knock out some important to dos on your Internet Marketing list. 		<description><![CDATA[I hear it all the time from Connecticut REALTORS®, &#8220;I would do social media, but I don&#8217;t think it works.&#8221; Truth be told, it probably doesn&#8217;t work. You probably post to Facebook a million times a day and no one ever responds. Maybe you spend your day buried in Twitter and get no retweets. YouTube, LinkedIn, Pinterest, all the same story, nothing to show for your efforts. Then the question becomes, WHY. Why aren&#8217;t I getting people to like my page? Why aren&#8217;t people following me? Subscribing to me? Re-pinning me? The simple answer is, you&#8217;re trying too hard. There, I said it. It&#8217;s true, you&#8217;re trying too hard. Let me tell you a story about a Facebook page owner who is having tremendous success using the medium. I will leave names and links out of it so as to not bias the success story. This business owner, has not even launched a website yet for her products, but she has already developed a big following on Facebook. She&#8217;s not an Internet Marketing phenom. She&#8217;s not a social media guru. So what&#8217;s her trick? She exudes passion for her business. We all say we&#8217;re passionate about Connecticut real estate, but how do we show it in social media? Are you sharing open houses? Boring. Are you posting each listing you have available? Someone hit the snooze button. This is not engagement this is self promotion and it doesn&#8217;t work. What does work is talking about the towns you represent in a way that offers value and demonstrates your knowledge. Share photos of events happening around your community. Shoot video of scenic spots for people thinking about moving to the area to enjoy. Why do you love the area? Engage people in a conversation about your town and why it is a great place to live. Share links about your town. These are things that show you are passionate. Being a REALTOR® on social media doesn&#8217;t work.
