		<description><![CDATA[As a CT REALTOR® you are well versed in the art of valuing a property for your clients so that it sells in an expeditious fashion on the Connecticut real estate market. You are probably so adept at the art of valuation that you could do it in your sleep for a new client. What if you needed a little help with a particular property though? Say you were talking with Lord Grantham about his need to sell Downton Abbey after he lost the family&#8217;s fortune in a railroad scheme. CTMLS is here to help. Ok, so maybe the CTMLS tools you have at your disposal might not be able to help you with valuing a 20th century British estate, but they certainly can help you with valuing real estate in Connecticut in the 21st century. Here are the five tools you can use right now to help value any property you are presenting to your client. 1.) CMA Wizard: In both MLXchange and FusionMLS you can use the CMA wizard to do a traditional Comparative Market Analysis for your client. This is the most extensive way to get the best data into the hand of your client. 2.) Realist: This powerful public records tax database is your next line of defense in valuing a property. Simply search for the subject property and in two clicks you&#8217;ll have a CMA that includes public records tax data. 3.) StatsPro: This popular but under utilized tool can be found on the listing results page in MLXchange as well as Fusion MLS. As it&#8217;s name might suggest this tool gives you access to a number of statistical reports that will allow you to dig further into the current status of the market and see where the property you are listing might fall. 4.) Days On Market:This is one of the reports found in the StatsPro package but it is worth it&#8217;s own mention. This report will allow your client to see how the price of their home might correlate to how long it stays on the market. If you have a client who is in need of selling their property quickly this is a great tool to help them price it right. 5.) Listings 360 Insight Advisor:In fairness, this one has yet to hit the MLS, but it&#8217;s very near on the horizon and it presents an incredibly powerful tool for you to help your client&#8217;s price their property. This tool will allow you to view traffic on particular listings across the web and compare their price point with the amount of interest each property is receiving online. 		<description><![CDATA[You&#8217;ve heard us talking about the release of Fusion MLS for a while now. It&#8217;s going to be great. There will be the ability to access CT real estate information from any device (including a MAC and an iPad), the ability to access it from any web browser and much much more. Why then, you might ask, should I continue to improve on my MLXchange skills if we&#8217;re just moving over to a new system over the next few months? Good question and here&#8217;s the answer. Fusion MLS gives you some great added new functionality, but it also keeps in tact much of the core of MLXchange. Once inside you&#8217;ll notice that many of the changes that were made in this new generation of MLS have been behind the scenes to improve speed, ease of use, etc. This is great news for you, the end user. You get a more robust experience that is easier to use while still putting your MLXchange skills to the test each and every day. Don&#8217;t get me wrong, there are things you&#8217;ll need to learn within Fusion MLS and you&#8217;ll want to learn them because they will make your life a whole lot easier on a day to day basis, but for core functionality, much of that has been left in tact from MLXchange. So don&#8217;t skip out on our next MLXchange webinar because you think it&#8217;s a waste of time given the imminent release of Fusion, far from it. The more you know about MLXchange the less steep your learning curve will be when we release the new system to the entire membership. 		<description><![CDATA[If you&#8217;re anything like me, science wasn&#8217;t quite your thing in high school. Heck, if you&#8217;re anything like me, science was NEVER your thing. No matter how hard I tried to be interested in erupting volcanoes and the periodic table of elements, I just couldn&#8217;t get my mind wrapped around it. The closest I&#8217;ve come to getting into science is my love of The Big Bang Theory (I&#8217;m telling you now if you don&#8217;t already watch this show, you need to start.) Knowing that, it&#8217;s curious why Cold Fusion popped into my head when thinking about Fusion MLS. I don&#8217;t know what Cold Fusion is, although I could recite to you the wikipedia entry because I just looked it up, but other than that I am at a loss. I do know it is over my head completely. I am sure Mr. Wizard could explain it to me and I would still be lost. The good news is, even though Fusion MLS got me thinking about Cold Fusion, it is not even close to the complexity of the &#8220;proposed type of nuclear reaction that would occur at relatively low temperatures compared with hot fusion.&#8221; If you can decipher that quote from the wikipedia page you win my undying respect and admiration. Fusion MLS is far more straight forward. In fact, it is quite similar to MLXchange. The system was designed with the learning curve in mind for all of our members who don&#8217;t have the time to sit down and learn a completely new system, structured differently and with new and confusing modules. When you first log in to Fusion MLS you&#8217;ll notice that using it has a large number of similarities with MLXchange. Of course there are differences between the two systems, but many of them are not visible to you, the end user. The under the hood improvements made it possible to access Fusion MLS from any web browser and virtually any device you could possibly imagines. The improvements made the system faster and easier to use. They did not make it more complicated or drastically change how you go about doing your day to day work within the MLS system, in fact the overall functionality is very similar. A lot of the changes that were implemented will make your job easier. Here&#8217;s a great example. Right now with MLXchange, when entering a new listing you have to use your mouse to move from field to field in the listing entry form. In Fusion MLS, as in most web based programs these days, to move from field to field, you can simply hit the tab key and your cursor will jump to the next data entry field. This is just one among many small improvements that will have a huge impact on how you use the system. Fusion MLS is currently in beta testing and will be released to the full CTMLS membership sometime in late summer or early fall. These great changes will help you accomplish your business in a more efficient manner and we&#8217;re excited to open them up to you to use. Are you a beta tester? 		<description><![CDATA[The CTMLS has already opened up a large group of beta testers to start working with Fusion MLS. The response has been tremendous and we have received some great feedback about the newly redesigned MLS system. In case you are not familiar with Fusion MLS, it is the latest release from CoreLogic, the company that provides us with MLXchange. Towards the end of this summer and through the fall of 2012 you will have the opportunity to get to know Fusion MLS and how it differs from the system you currently use, MLXchange. After a few months of release all CTMLS members will be moved over to exclusively use Fusion MLS. So what does this mean for you? Let&#8217;s start with what it does NOT mean for you. It does not mean that you will have to labor over learning hours and hours of new material, in fact, Fusion MLS was designed with the transition from MLXchange to Fusion in mind so the learning curve is very limited. It does not mean that you&#8217;ll have to continue using Internet Explorer. It does not mean you&#8217;ll have to put off buying a Mac. These are all great things for all of us. Fusion MLS does mean that you will be able to access MLS data from any device you choose. If you want to purchase a MacBook Pro, feel free to do that because Fusion runs natively on the Mac. If you want to pull up a listing on your iPad, knock yourself out because Fusion has an iPad app. Fusion MLS does mean that you will be able to access MLS data from any web browser you choose. Download Firefox, go ahead, I dare you, you&#8217;ll be able to pull up MLS listings on the popular browser. Want to try and outsider of the web browser world, try out RockMelt, I bet you can access Fusion on that too&#8230;it&#8217;s true, you can. Fusion MLS does mean that you can do a complete residential basic search right from the home screen of the MLS. No more filling in a full form or getting confused with what selections to make. Now, you can just simply fill in your information on the homepage and get the results you need quickly and easily. This is just the tip of the iceberg of what Fusion MLS can do. You&#8217;ll be amazed. Excited? The wait is almost over and the fun is about to begin. Fusion MLS is coming, are you ready? Are you a beta tester? 		<description><![CDATA[In this ultra-connected world that we live in it is vitally important to stay top of mind with your clients and any potential clients that you may work with in the future. Staying top of mind is hard work and it doesn&#8217;t necessarily pay off in the short term, but when it does pay off it can pay off in a big way. The beauty of the Internet is that it is now possible for you to stay top of mind with potential clients without having to spend a fortune on billboards, radio ads, newspaper spreads and the like. You have the tools at your disposal to maintain that connection with people who you may or may not be working with. One of these tools is the Task Manager which is available inside MLXchange. The task manager functions in much the same way Microsoft Outlook does, allowing you to create to-do lists and reminders so you don&#8217;t forget to reach out to a potential client or meet someone when you have an appointment scheduled. The way I envision it working will allow you to stay connected to your clients even when you are strapped for time (which is ALWAYS.) The first key to using Task Manager to stay connected to your clients is to make sure your client records are filled out in full. Many people use the Client Manager in MLXchange by just adding first and last name, but really that is just scratching the surface of what information you can store there. You can add in birthdays, special events in your clients lives, children&#8217;s names, etc. All of these things can then be used to continue to develop that personal connection with a client. Let&#8217;s say for instance you have someone who has contacted you through your MLXProfessional website. They have now been entered for you automatically into your client list as a lead. You reach out to them and start to get to know them a little bit. Of course you will ask them all of the pertinent information to their home search, but imagine also, asking them about their family and really getting to know them on a personal level. All the while you are filling in their client card inside MLXchange. Not only are you starting with a strong personal connection, but you&#8217;re also getting information that will help you maintain that connection moving forward. Once you&#8217;re done with the initial call you&#8217;ll want to go into Task Manager and set up various reminders and tasks about the information you just gathered. Here are some examples. 1.) Client/Spouse/Children birthdays &#8211; e-mail a personal e-mail on that day for each person in his/her family 2.) Special interests &#8211; lets say you found out that your new client is a big NBA fan &#8211; shoot him/her an e-mail when the NBA playoffs start (June 12th) letting them know that you are psyched for the series. 3.) Anniversaries &#8211; send the client and his/her spouse a small anniversary gift. It can be very simple, but meaningful. That $10 will go a lot further then spending some insane amount of money on advertising. The Task Manager can help you keep all of these things straight and if you take the time to write up some reminders right after you enter the client, you&#8217;ll never have to worry about forgetting anything again.
