		<description><![CDATA[I&#8217;m glad you asked. When entering a listing into MLXchange you may have noticed three fields that require a Y/N and relate to the Internet. These fields relate to your listings and where you want them to go on the Internet. It&#8217;s pretty straightforward actually. Here&#8217;s the section of the listing input field that I am talking about: Let&#8217;s take these one at a time. The first one is the one that really needs some explanation. This field describes a group of websites that your listings can be syndicated to through our ListHub partner. All Brokers are currently opted in to these selections and their listings will be syndicated to 10 of the top real estate search sites on the web. By selecting Y here, you&#8217;re keeping this selection as is and your listings will be sent to these top ten websites. If you were to select N on this field, your listings would not go to any of these websites. With that said, this is not an all or nothing proposition. Let&#8217;s say you want your listings to only go to five of the top ten real estate search sites on the web. Your Broker has the ability to turn on and off any of these search channels in his/her ListHub dashboard. If your broker has not signed up for a FREE account through ListHub to be able to fully control each channel his/her listings are going to, he/she can do that here. The next field down is CTReal.com. This site is the public facing Connecticut real estate search site of the CTMLS. This is a site that we operate on your behalf to help generate additional leads for your listings. This Y/N field is a simple on/off switch for sending your listings to the site. The final field to pay attention to when entering your listings into MLXchange is the REALTOR.com Y/N field. This, again, is a simple on/off switch that if kept in the default position Y will send your listings directly to REALTOR.com. If you switch it to N, your listings will not be sent to the site. A quick note about the syndication partners that we have, IF your broker has a direct relationship with one of our partners, that relationship will take precedence so your listings will only display once on that channel. For instance, if your broker has developed a relationship with Zillow and you leave the Internet Y/N field at Y, your listings will still only display on Zillow once. 		<description><![CDATA[Over the past few months listing syndication has become a real hot button issue. The discussion has long been one that has caused mixed feelings among the CT real estate community. There are some brokerages across the country that have started to pull their listings from syndication partner. Abbott Real Estate Group in San Diego made a big splash when they released this YouTube video decrying listing syndication. If you take the opposite view and believe that listing syndication has a benefit to you and your business, but continue to be worried about your information being used without your permission or being charged for upsells by 3rd party sites, I have good news for you. As a member of CTMLS you have FULL control over where and when your listings are syndicated. There are three options when adding your listings to the system: Click image to enlargeInternet: Selecting Y will send your listings to a the 10 pre-selected most popular real estate search sites including Zillow and Trulia. A complete list can be found here. As an agent you have complete control over ever listing you enter. Also, your broker can create a ListHub account and select which sites he/she would like to remove or add to the list that receives your listings. CTReal: Selecting Y on this field will syndicate your listings to the official public search site of the Connecticut Association of REALTORS®, our public search site, CTReal.com. REALTOR.com: Choosing Y on this field will syndicate your listings to REALTOR.com Also, it should be noted that if you have a direct relationship with any of these syndication partners they will parse out the duplicate listings and only display one. The control over your listings being syndicated, where they are syndicated and which listings are syndicated is ALL yours. Being proactive and choosing which channels fit your needs will do wonders to ease your mind about listing syndication. 		<description><![CDATA[Do a search for CT real estate on any of the national search engines and you&#8217;ll find a complete list of CT homes for sale based on the criteria you&#8217;ve specified, but you&#8217;ll also get a whole bunch of other information surrounding those results that cloud your view. Let&#8217;s try a search on Zillow.com for instance. The criteria I am going to use is Wallingford, CT 300,000 &#8211; 400,000. The search is pretty simple to use, but the results, that&#8217;s a whole other question. Take a look at what I get. Click the image to view larger Keep in mind, I am acting in the role of a consumer, coming to one of these search sites to FIND a piece of property. What am I presented with here? A map with dots on it, some advertising, featured partners and way down at the very bottom, I see a picture of the first property returned from my search criteria. Let&#8217;s compare that with a screenshot from our public facing website CTReal.com using the exact same search criteria. Click the image to view larger What a difference. From the moment your search is complete you&#8217;ve got all of the properties that fit your criteria right in front of you without having to do any thinking at all. I&#8217;m not just picking on Zillow either. Do a similar search on all of the major national real estate search sites and you&#8217;ll find similar displays and similar results. The listing results view on CTReal.com is a one-of-a-kind layout that features three property photos. The reason it was designed this way was to give the consumer a clearer picture of what the home might be like. A single exterior photo cannot show that the kitchen has been remodeled or that the gleaming hard wood floors have been re-finished. This unique layout gives a full picture of each property allowing the consumer to make an informed decision without having to drill down to get more photos. 		<description><![CDATA[One of my favorite holiday classic songs and a song that I listen to even after the holidays is &#8220;Baby It&#8217;s Cold Outside.&#8221; One of my favorite versions of the song was performed by James Taylor and Natalie Cole and you can watch it below. Why am I telling you about a holiday song that I really like on January 13th? Well, this weekend, baby it&#8217;s going to be COLD outside. If the forecast is to believed we might see temperatures in the single digits. This kind of brutal cold is really making it&#8217;s first appearance of the winter here in Connecticut. We&#8217;ve actually been pretty lucky that this winter has been fairly generous for those looking for CT homes for sale. You&#8217;re likely not going to have a lot of clients requesting showings this weekend, but that doesn&#8217;t mean they have to stop looking for their dream home. Why not send out an e-mail to all of your clients today and encourage them to grab a cup of hot cocoa, cuddle up under a blanket with their laptop and do some searching for CT real estate on CTReal.com. From the warmth of their own home they can search thousands of listings including rentals and even commercial property. Since I know your time is limited, I&#8217;ve put together a sample e-mail that you could use to send along to your clients before the weekend.
