		<description><![CDATA[Over the past few weeks our compliance department has been hard at work creating new, easier to follow definitions of all the listing entry fields that are found in the MLS. Some of these were to redefine items that may have changed in our Rules &#038; Regulations, but most were to make clearer the definition of each field. One of those fields that has been updated is the Hubbard Y/N field. We get a lot of questions about this particular field and how to properly use it. The new definition is below. If, for some reason, you forget the definition that is listed below, you can simply click on the question mark icon next to the field in either MLXchange or FusionMLS and the definition will be displayed for you. Click the image to enlarge. The definition for the Hubbard Y/N field is as follows: Hubbard Y/N A Hubbard is a contingency for the sale of some other property of the buyer. NOTE: This question/field DOES NOT mean that seller will entertain a Hubbard. The Hubbard Y/N field is not a required field UNTIL the listing changes from NEW to ACT. Once the listing becomes ACT (active), then the Hubbard field becomes a required field. Upon any changes to the listing, this required field should be answered N (no) UNLESS an offer with a Hubbard clause is accepted. If this happens you would then change Hubbard to Y (yes), leaving the status at ACT. The status on the report will be displayed as ACT HB. Do you have questions on how to use the Hubbard field? 		<title>Fusion MLS Not Quite Cold Fusion</title>

		<description><![CDATA[If you&#8217;re anything like me, science wasn&#8217;t quite your thing in high school. Heck, if you&#8217;re anything like me, science was NEVER your thing. No matter how hard I tried to be interested in erupting volcanoes and the periodic table of elements, I just couldn&#8217;t get my mind wrapped around it. The closest I&#8217;ve come to getting into science is my love of The Big Bang Theory (I&#8217;m telling you now if you don&#8217;t already watch this show, you need to start.) Knowing that, it&#8217;s curious why Cold Fusion popped into my head when thinking about Fusion MLS. I don&#8217;t know what Cold Fusion is, although I could recite to you the wikipedia entry because I just looked it up, but other than that I am at a loss. I do know it is over my head completely. I am sure Mr. Wizard could explain it to me and I would still be lost. The good news is, even though Fusion MLS got me thinking about Cold Fusion, it is not even close to the complexity of the &#8220;proposed type of nuclear reaction that would occur at relatively low temperatures compared with hot fusion.&#8221; If you can decipher that quote from the wikipedia page you win my undying respect and admiration. Fusion MLS is far more straight forward. In fact, it is quite similar to MLXchange. The system was designed with the learning curve in mind for all of our members who don&#8217;t have the time to sit down and learn a completely new system, structured differently and with new and confusing modules. When you first log in to Fusion MLS you&#8217;ll notice that using it has a large number of similarities with MLXchange. Of course there are differences between the two systems, but many of them are not visible to you, the end user. The under the hood improvements made it possible to access Fusion MLS from any web browser and virtually any device you could possibly imagines. The improvements made the system faster and easier to use. They did not make it more complicated or drastically change how you go about doing your day to day work within the MLS system, in fact the overall functionality is very similar. A lot of the changes that were implemented will make your job easier. Here&#8217;s a great example. Right now with MLXchange, when entering a new listing you have to use your mouse to move from field to field in the listing entry form. In Fusion MLS, as in most web based programs these days, to move from field to field, you can simply hit the tab key and your cursor will jump to the next data entry field. This is just one among many small improvements that will have a huge impact on how you use the system. Fusion MLS is currently in beta testing and will be released to the full CTMLS membership sometime in late summer or early fall. These great changes will help you accomplish your business in a more efficient manner and we&#8217;re excited to open them up to you to use. Are you a beta tester? 		<description><![CDATA[You may have heard some chatter about a membership option that lets you input listings to MLXchange for just a small fee. Well, it&#8217;s true. CTMLE now offers a Limited Access membership for only $10.10/month which allows you to enter and amend listings that will be seen by 10,000+ CTMLS members throughout the state of Connecticut as well as Rhode Island, Westchester/Putnam New York and anyone who searches using Data Co-Op. This membership level still lets you expose your CT homes for sale to the largest MLS in the state, while minimizing the cost to your business. This membership classification is offered to agents who belong to another MLS within the state of Connecticut. The broker must designate your office as &#8220;Secondary&#8221; &#8211; a simple process of completing a new Participation Application. Once the broker has signed on as Secondary, then all agents that are associated with the office have a number of options. 1.) Retain Full Access Membership: At $26.26/month, it&#8217;s still a bargain to have access to the wide range of reports and search that we offer including CMA&#8217;s, Realist 2 public records tax search, Kurio, Data Co-Op and ShowingAssist. 2.) Re-classify to Limited Access Membership: If you don&#8217;t need the bells and whistles of Full Access Membership, then Limited Access may be the way to go. For only $120.20/year you can insure that your listings will be seen by our entire membership! 3.) Terminate CTMLS Membership: We would be sorry to see you go, but under the rules for Secondary Participations, agents are not required to belong to CTMLS.
