		<description><![CDATA[Yesterday on our Facebook page we created a new photo album for where to find certain things inside MLXchange/Fusion. This album will updated on a regular basis so you can more easily find the tools you need to do your daily business inside the MLS. The first of these photos were to help you find Realist within the system. You can review the images here. Now that you know where you can find Realist 2 within the MLS, do you want to know what you can do with it? Of course you do. There are a number of amazing functions that Realist provides to your CT real estate business. Here are the five functions that Realist performs that I think are the most valuable to you and that will streamline your efforts to become the most well-informed REALTOR® on the block. 1.) Public records tax database search: This is the primary function of Realist and it is really the backbone of the system. You can look up all closed sales including FSBO and those sales that were recorded within other MLSs in the state. 2.) Compare MLS data to tax record data: With a connection to MLXchange, Realist allows you to compare the tax record to the MLS listing which will allow you to get the most accurate picture of an available property. 3.) One click CMA: This function allows you to run a CMA with just the click of your mouse and it will also take into account tax records to be included in your CMA if you want. 4.) Export mailing labels: Doing a direct mail campaign, just export a list of addresses from the neighborhood you&#8217;re targeting right from Realist and you&#8217;ll be mailing in no time. 5.) Foreclosure and distressed property search: You may have, in the past, paid for a service to allow you to search for foreclosed properties, but now with Realist you don&#8217;t have to, just start a search in the system and get to work. 		<description><![CDATA[Last week we spent some time detailing a whole host of the enhancements that are now available in FusionMLS in this brief video. However, I think it is helpful to go through a number of these enhancements in more detail. One of these many enhancements is the multi-search function. Multi-search function is just a fancy way of saying tabbed searching. Similarly to how you would use your web browser of choice, but opening a new search in a new tab so you can keep all of your web pages open at the same time, the multi-search function lets you do that right inside FusionMLS. Start your first search and when you&#8217;re ready for a new search just open a new tab and start searching, it&#8217;s really easy. The multi-search function can come in really handy on a number of occasions: Let&#8217;s say you start your search only interested in Single Family CT homes for sale, but then you decide that you need to search for Condos too, simply open up a new tab and start searching. What if your client is looking in multiple towns, but you want to keep the searches separate? There may come a point when you&#8217;re in the middle of a search for one client and another client calls asking you to give him/her information, don&#8217;t lose your work, just open a new tab. That should be your new mantra as you start to navigate FusionMLS, just open a new tab. 		<description><![CDATA[Happy October 1st. Normally October 1st would be just another day, but today is the start of FusionMLS month. It&#8217;s been a long time coming and we are thrilled to start our training on FusionMLS in earnest, in fact as I write this right now our first set of training is off and running. There are many reasons to celebrate the coming of FusionMLS. In case you missed it we already covered a couple of them including the e-mail auto pre-fill and the new Details View – New Demographic Reports &#038; Link To Client. We&#8217;re not even close to done. Today let&#8217;s talk about the brand spanking new Gallery View inside FusionMLS. No longer do you have to look at tiny little photos in a difficult to navigate interface in MLXchange. Now the pictures are front and center and easy to browse. There are a couple of components to the gallery view. The first and my favorite is the image carousel in the listing results view. Styled after the popular Cover Flow view in iTunes, this functionality makes flipping through property images as easy as finding your favorite record in your stacks of Jefferson Starship and the Beatles. Take a look at a brief video below. After you&#8217;ve picked out the properties you&#8217;re interested in, in the property detail view their is a beautiful new photo gallery feature that makes browsing through the photos of a property more quickly and easily then in MLXchange. This photo gallery can also be viewed from the listing results grid by hovering over the number on the far left hand side of the grid for the property you want to look at and selecting the camera icon. Just another enhancement that we think will save you time and effort in finding the properties that are right for your clients in FusionMLS. Are you using FusionMLS? 		<description><![CDATA[It&#8217;s the single most magical word any Connecticut REALTOR® can hear. It will get grown men to skip through the streets and grown women to pump their fists in glee. This one word can make a REALTOR® weep. The one word? SOLD! Congratulations you&#8217;ve sold a piece of Connecticut real estate. You are thrilled, your clients are thrilled and everyone from the banker to the lawyer is gearing up for the closing. Once you get to that closing there are a whole host of things you need to do, not the least of which is closing the property out on the MLS. When you&#8217;re doing this, there are certain things to keep in mind. When a listing is closed out in the MLS, only the Gross Sale price should be reported. Concessions should not be factored in. There are several reasons for this. First of all, what constitutes a seller concession as it is not defined under state law or regulation? How are non-financial seller concessions valued? And does the seller concession constitute confidential information? The definition of what constitutes a Seller concession is vague. By omitting concession amounts in the MLS we help protect against incomplete or misleading data. Once you&#8217;ve taken care of all your closing business and closing out the property in the MLS, you can commence your skipping, fist pumping and even weeping.
